Q: WHAT ARE THE QUALIFICATIONS
TO BE ABLE BUY A HOUSE AND LOT AT HOLIDAY HOMES SUBDIVISION?
A: Gainfully employed individual or an individual
with regular source of income from business that can afford to pay the required
monthly amortization.
Q: HOW WILL I PAY MY MONTHLY AMORTIZATION?
One can pay by issuing post-dated checks for the monthly amortization
to cover the term of the contract.
Q: IF I AM AN OVERSEAS WORKER HOW
WILL I PAY MY MONTHLY AMORTIZATION?
- You can send your post-dated checks directly to BJS Development
Office at Makati and we will deposit your checks on the monthly due date. We will
issue the corresponding Official Receipt as soon as the check is cleared;
- You can also deposit your payments directly to our Peso/dollar
savings account;
- You can execute a SPECIAL POWER OF ATTORNEY (SPA) authorizing
someone to be responsible in your behalf to pay your amortizations.
Q: WHEN WILL THE UNIT BE CONSTRUCTED?
A: The unit is constructed
after paying four (4) months amortization and house construction will be completed
in sixty(60) days.
Q: DO I HAVE TO WAIT THAT LONG?
If you want your unit constructed immediately you may pay the
four (4) months amortization in advance or pay the 30% down payment.
Q: WHO WILL PAY FOR THE ELECTRIC
AND WATER CONNECTION?
A: Water and Electric service
connection fees and charges are for the account and responsibility of the buyer.
Secure a Permit to Occupy (PTO) from the Project Engineer to be used for applying
at Meralco and General Trias Water District.
Q: WHAT ARE THE OTHER FEES DUE
WHEN ACQUIRING A PROPERTY AT HOLIDAY HOMES ?
- Homeowner is automatically a member of the Homeowners Association.
Prepare to pay P100 upon moving-in and thereafter pay P100 per month as monthly
due;
- Fire Insurance - your unit is automatically covered with a group
fire insurance. Annual premiums are advanced by BJS but will be charged to you;"
Realty tax
- House and Lot Buyer should pay their taxes the year after occupying
his/her unit
- Lot only Buyer should pay taxes after title transfer
Q: IN CASE I NEED TO HOLD
MY CHECK PAYMENT FOR THE MONTH THAT IS DUE,
HOW WILL I INFORM BJS?
A: Buyer should send a written
notice (thru fax, e-mail) to Ms. Julita Cruz to hold the check for deposit 3 working
days before due date. Check can be held only for a maximum of ten (10) days.
Q: I HAVE EXTRA CASH ON HAND AND
WANT TO PAY IN ADVANCE TO REDUCE MY PRINCIPAL. HOW WILL I GO ABOUT THIS AND WHAT
BENEFIT WILL I GAIN?
A: Buyer may pre-pay anytime
within the term of the contract with a minimum amount equivalent to the five (5)
months amortization and enjoy reduced monthly amortization.
Q: WHEN DO I GET THE TITLE IN MY
NAME?
A: The title of your purchased
property will be transferred to your name upon full payment of the contract and
payment of the real property tax . All other expenses are for the account of BJS
Development Corporation. The title will be available in 30-45 days.
Q: WHAT ARE THE REQUIREMENTS IF
WE WANT TO RENOVATE OR MAKE IMPROVEMENTS ON OUR PROPERTY?
A: The homeowner should secure
permit from the homeowners office before undertaking any construction and prepare
to pay a P2,000.00 Performance Bond. The said bond will be refunded in full upon
completion of the construction provided there is no violation on the property
rights and building code.
